- The Chambray Hotel, a new-build, $30 million JdV by Hyatt property, is coming to the northern Atlanta suburb of Roswell, Georgia, general contractor for the project Swinerton announced last week.
- The 125-key property, one of the first boutique hotels in downtown Roswell, is being developed by a joint venture of DSM Real Estate Partners and Garage Cap.
- The property joins a long list of hotel developments underway or planned in the Atlanta metropolitan area. The city has one of the largest hotel construction pipelines in the country, according to Lodging Econometrics.

In addition to luxury guest rooms, the Chambray Hotel will feature multiple dining options, including a ground-floor restaurant and a rooftop concept, Swinerton shared in a release obtained by Hotel Dive.
The boutique hotel will also include 1,300 square feet of flexible meetings and events space, a fitness center and a 24-hour market.
The property’s design is inspired by the area’s historic mill vernacular but also includes contemporary touches like artwork from local artists and artisans, according to Swinerton.
The hotel is one of many being built across the Atlanta metropolitan area, as travel, particularly on the business transient and group side, resurges in the market.
Atlanta followed Dallas with the second-largest hotel construction pipeline in the U.S. in the fourth quarter of 2023, according to Lodging Econometrics. Atlanta set its own record in the quarter with 151 hotel projects, or 18,730 rooms, in the pipeline.
Demand for boutique hotels, particularly, was on the rise in 2023.
Other notable hotel projects in the Atlanta area that have recently wrapped include the Hyatt Centric Buckhead, the 230-room Kimpton Shane Hotel, Margaritaville Vacation Club by Wyndham and Nobu Hotel Atlanta.
Earlier this year, the 976-room Signia by Hilton Atlanta, the city’s largest ground-up hotel development project in 40 years, also opened.
