- Six Senses is developing a resort in Telluride, Colorado, set to open in 2028, according to a release from IHG Hotels & Resorts.
- The 77-key resort will also offer 24 branded residences. When completed, the property will be IHG’s first luxury resort and residences in the Mountain West.
- IHG has expanded the Six Senses brand, which it acquired in 2019, in recent years as it grows its luxury and lifestyle portfolio. The resorts are poised to benefit from heightening interest in wellness- and experience-oriented travel.

Six Senses Telluride is a 387-mile drive from Denver International Airport, a 68-mile drive from Montrose Airport and a 7-mile drive from Telluride International Airport.
The project will have LEED Silver certification, IHG shared. Matthew Shear and David Jaskel at The Vault Home Collection will lead the development team.
Architects at Vault Design will use natural materials “with local and historical relevance” for the resort, ensuring exteriors comply with the standard of Telluride’s Mountain Village. Rose Ink Workshop will design interiors featuring a warm, light palette.
Guests and residents at the resort will have access to ski concierge services that ensure they “are first on the slopes without having to lift a ski or buckle a boot,” according to IHG. In months without snow, an on-site Experiences Team will help guests arrange hiking, bike rides, fishing trips, rafting and “destination dining.”
The resort will feature a specialty restaurant, Omakase dining, a venue with a rooftop pool and a speakeasy bar. It will also keep its retail and market hall, as well as its conference space, open to the surrounding community.
The property will include the wellness resort chain’s signature Six Senses Spa, positioning it to cater to travelers’ increasing desire for wellness-oriented hotel amenities. Outdoor-focused offerings are part of that trend.
IHG’s luxury and lifestyle portfolio is “particularly growing fast,” according to an earnings report earlier this year. As part of that, IHG is expanding its Six Senses brand in the U.S., with resorts slated to open in South Carolina and Napa, California, in 2026.
Meanwhile, hotel companies are increasingly turning to branded residences to capture more customers and build brand loyalty, according to CBRE. Marriott International, in particular, is pushing branded residences expansion.
Experts have told Hotel Dive that as the lifestyle segment grows, hotel companies will have to compete for resources in the saturated space.
