Dive Brief:
- Marriott International opened a dual-branded SpringHill Suites and TownePlace Suites hotel in Avon, Colorado, the property announced Tuesday.
- San Francisco-based commercial real estate agency JMA Ventures owns the property, which is managed by Pyramid Global Hospitality.
- Hotel companies are increasingly turning to the dual-brand model, which allows them to cater to different traveler types in the same location, and often net higher ADRs and RevPAR than standalone properties.
Dive Insight:
Some 116 keys at the property are dedicated to SpringHill Suites, while 127 belong to TownePlace Suites.
The hotel is 10 minutes from the base of the Beaver Creek and Vail mountains, offering recreational possibilities for leisure travelers.
The property will “cater to demand from the growing Denver metro, domestic and international travelers, and serve as a community hub and centerpiece to the entrance to the Town of Avon,” said JMA Vice President Gaelan Kerr-Koppel, in a statement.
Both brands at the property share a lobby and bar facing a two-story window offering views of the Vail Valley.
They also offer shared outdoor space featuring Weber grills, a fire pit and activity lawn with yard games; an outdoor swimming pool and hot tub; a fitness center; meetings space; laundry facilities and on-site business services.
The shared lobby bar and “stunning” valley views mean the property “isn't your typical SpringHill Suites and TownePlace Suites,” General Manager Drew Gunderson said.
Both hotels offer rooms with separate living, working and sleeping areas, though the upper-midscale TownePlace Suites brand is designed to accommodate longer stays, specifically.
Dual-branded hotels often generate higher ADRs and RevPAR than single-branded ones, according to a 2020 Cornell University study, though whether they outperform single-branded hotels overall depends on the property.
In recent months, several major hotel companies have bet on the dual-brand model.
Hilton announced Wednesday the opening of its dual-flag resort in South Carolina, part of its growing footprint of multi-brand properties. And IHG Hotels & Resorts plans to open 40 dual-brand Avid Hotels and Candlewood Suites properties.
Other Marriott dual-brand hotels include the combined AC Hotel and Element by Westin, currently underway in Phoenix, as well as the Moxy and AC Hotel in Los Angeles.
