- Wellness-oriented resort brand Six Senses plans to open a location in western Pennsylvania in 2028, parent company IHG Hotels & Resorts announced Tuesday.
- Six Senses RiverStone Estate will occupy nearly 1,200 acres at a historic property by the confluence of the Allegheny and Clarion rivers, approximately 90 minutes north of Pittsburgh and near three private airports, IHG shared.
- The Thailand-founded Six Senses brand is expanding rapidly in the U.S. amid IHG’s luxury and lifestyle push. In February, IHG announced plans for its first U.S. Six Senses resort in South Carolina — and since has announced further developments in California and Colorado.

Six Senses will take over the historic RiverStone Estate in Foxburg, Pennsylvania — including its 13,000-square-foot, three-story stone mansion originally built in the 1820s. The building, as well as an accompanying Victorian carriage house designed by renowned Philadelphia architect Frank Furness, will serve as a “centerpiece” for the property, according to IHG.
Some 77 guest rooms and residential cottages will “be woven into the contours” of the estate, which will also include 50 miles of trails and seven miles of riverfront. The accommodations will offer an “off-grid vibe” with “luxurious amenities,” per IHG.
The resort will also be home to a 16,000-square-foot Six Senses Spa within the restored stone walls of the estate’s English garden. It will offer facilities for indoor and outdoor fitness and meditation classes.
The resort’s food and beverage programming will emphasize local organic produce and game and will include a specialty restaurant, a central courtyard with smaller tasting bars and a dining pop-up called Orchard Alley.
An equestrian center will house a 22,000-square-foot riding arena and equine therapy programs. Residential owners will have the option to board their horses year-round.
In February, Six Senses announced plans to open its first U.S. resort in South Carolina in 2026. Since then, the brand has announced further U.S. resorts slated to open in Napa, California, also in 2026, and Telluride, Colorado, in 2028.
IHG acquired the Bangkok, Thailand-based Six Senses brand in 2019. It is now part of the company’s growing luxury and lifestyle portfolio.
Leanne Harwood, the company’s senior vice president of luxury and lifestyle for the Americas region, told Hotel Dive last month that the segment has been “on a fairly rapid growth path over the last few years.”
